To manage the property services element of the property outsource contract to:
- Ensure proper day to day management of the estate.
- Maximise rental income from the operational portfolio
- Challenge business rate assessments where possible to reduce rate liability
- Co-ordinate Town Planning activity within the business
- Deliver property related social and community benefit for TW Utilities Ltd
- Resolve any encroachment and adverse possession issues
- Manage the Property Records function
To lead and to drive the property estates strategy and lead on any associated property services to support the Utility and other Thames Water Businesses as necessary.
This role will involve:
You will be responsible for the leadership of the property services elements of the property outsource contract, developing and agreeing the strategy for property services.
You will be working with key partners within the business to ensure the service delivery matches the business requirements where possible in all areas.
Ensuring that the full range of property services is provided to Thames Water in the most cost-effective, professional and efficient way.
You will develop the strategy and associated business plan which delivers an excellent property service to the business and will be improving the property service to the business in line with agreed KPI’s under the contract.
There will be business plan targets within the budget to achieve, including making Opex savings where possible.
You will have the responsibility for the overall stewardship of the Estate and will work with key partners within the business to make decisions about the estate and actions moving forward.
You will undertake cost benefit analysis of decisions around the spend on the estate.
Other responsibilities include the management of Opex of £100M (Rent and Rates Budget) and be responsible for budget for Outsource Property Costs Circa £2.5M per annum.
To be successful you will have the following skills and experience:
You will have experience of managing a team in a fast-paced commercial environment.
You will be educated to degree standard with further professional/management qualifications, a member of Royal Institution of Chartered Surveyors.
Your previous experience includes management experience in estate management of a large and diverse portfolio within a corporate organisation with excellent contractual awareness of outsourced property contracts.
You will have strong commercial approach with a good level of contract knowledge and is financially capable of running a P&L, forecasting, balance sheet and establishing financial plans that link to corporate strategy.
You will thrive on continuous improvement and establish and maintain the involvement of other parts of the business to deliver improvement.
