Technical Services Specialist
An interesting position has become available for an M & E biased Technical Services Specialist with forward maintenance and life cycle experience to work as a Technical Services Specialist with a globally important business who are international leaders in their field.
Reporting to the Technical Services Manager you will be responsible for providing the operational support, guidance and direction for the implementation, delivery and effectiveness of the Forward Maintenance/Lifecycle in accordance with client strategy, statutory requirements, engineering good practice, and Company management processes and procedures.
Core Responsibilities and Duties:
*Collate, update and maintain an accurate asset Forward Maintenance/Lifecycle Plan for the client in line with Company procedures and processes and the contract.
*Ensure the Forward Maintenance Register and Forward Maintenance Plan is updated with data from the building condition surveys
*Update the Forward Works/Lifecycle Plan with data from other sources such as reactive maintenance reports, PPM reports and PPM remedial works.
*Liaise with the client to ensure all works changes are provided to update the asset data base.
*Work with the client's FM partners to incorporate their input to the Forward Works/Lifecycle Plan.
*Ensure all data captured is processed/maintained through the systems which support asset management decisions
*Produce the Forward Maintenance Register, Forward Maintenance Plans and forecasted expenditure reports, as specified in the contract.
*Provide regular reports and technical advice to the client on condition of the estate, making evidence-based recommendations.
*Work with the Technical Services Manager to provide reports to the client on Forward Works and Lifecycle issues.
*Monitor and analyse reactive task data to understand life cycle investment requirements, ensuring programmed works across the estate are delivering best value for the client.
*Provide support and advice to the client on asset renewal and replacement of building elements and systems.
*Assist the client in prioritising and programming major maintenance and replacement works.
*Prepare and submit cases for client investment schedule of works through-life option appraisals and contractual analysis.
*Support the client with the Forward Maintenance Register Board process
*Support the Technical Services Manager to provide required technical advice to the client on design life options and replacement regimes.
*BIM Modelling development where required as specified in the contract.
*Ad hoc project work as directed by senior management.
*Develop and implement resilient processes, procedures and documents to simplify workflow and review regularly to ensure continuous improvement.
*Develop and maintain effective working relationships, both internally and externally, ensuring client satisfaction with agreed outcomes and best practice methodology.
*Ensure contractual obligations are delivered and sustained.
*Evaluate and develop own working practices and promote safe working practices.
*Adhere to the company's business practices and zero harm culture
*Ad-hoc duties as and when required
Qualifications, Experience and Skills
*An industry recognised qualification in engineering, building services or facilities management (HNC, HND or equivalent vocational qualification)
*Member of a related professional body e.g. IWFM, CIBSE, RICS
*Health and Safety training i.e. IOSH Managing Safely, CITB SMSTS or CSCS or equivalent
*Hold, have held or eligible to apply for security clearance
The following would be an advantage:
*Health and Safety qualification such as NEBOSH General Certificate, Fire Risk Assessor, etc.
*Professional qualification within the built environment at associate level or above e.g. APM, CIOB, RICS
Experience and Skills:
*Understanding of Life Cycle and Forward Maintenance Planning (Hard Services)
*Understanding of the latest Estate Management techniques including Facilities Condition Index, Through Life Management Plans, etc.
*Experience in planning programmes of work and lifecycle management
*Experience of building condition surveys incorporating M&E plant/equipment and fabric
*Proven track record in the management of asset databases and CAFM systems.
*Experienced user of Microsoft Office software including Word, Excel and PowerPoint
*Effective communicator, both verbal and written, with ability to produce accurate and timely reports
*Demonstrates a systematic approach to tasks and measures progress against plans
*Ability to build productive relationships and networks with all stakeholders
*Capable of working independently and collaboratively as part of a wider team
*Ability to deal with pressure and to tight deadlines
*Attention to detail
*Good interpersonal and influencing skills.
*Proven client facing skills with the confidence to deal with people at all levels.
*Proven financial awareness.
*Sets and meets challenging goals and seeks long term improvement
*Shows initiative and is a self-starter
*Willing to learn and able to adapt to change
The following would be an advantage:
*Experience of working in a secure environment
*Experience of working in commercial or government asset portfolios including infrastructure
*Understanding of current Building Condition Survey techniques
*Knowledge of Concept and Share point
*Experience of operating within a Technical Service Team within the facilities management industry
*Experience of working client side with a diverse supply chain
*Understanding of Fire Risk Assessment (FRA) standards
